HPPC: “Xenia Komotini” on track for utilization – “MECCANICA GROUP S.A.” announced as highest bidder for 40-year lease

Another iconic property gains a new development perspective, strengthening HPPC’ s strategy for utilizing historic properties with a long-term economic and social footprint

The Public Properties Company (HPPC), a subsidiary of the Hellenic Growth Fund, announces the completion of the open electronic bidding process (e-auction) for the long-term lease of the “Xenia Komotini” property via the digital platform e-publicrealestate.gr.

The highest bidder for “Xenia Komotini” is “MECCANICA GROUP SA”, with a lease duration of 40 years.

This specific utilization marks another major step in implementing HPPC’s strategy to reintegrate historic properties into economic and tourism activities through transparent bidding processes that attract reliable investors and create long-term value for local communities.

The strong investment interest confirms that properties with unique architectural, historic and developmental significance can become hubs for new investments, contributing to regional development and boosting the local economy.

“Xenia Komotini” is developed on an 18,205.16 sq.m. plot and features existing building facilities with a total area of 1,889.10 sq.m. The hotel unit includes two main wings with reception, dining and hospitality areas, a total of 24 rooms, as well as auxiliary and common-use facilities. The surrounding area includes, among other elements, a small church, a swimming pool, a fountain, a playground and an outdoor parking space.

The complex was constructed in 1965 and is a work of the architect D. Zivas, integrated into the historic “Xenia” program of the Greek National Tourism Organization (EOT). This program shaped one of the most important chapters of post-war tourism development in Greece and showcased a unique architectural heritage.
The utilization of this property creates the conditions for the reopening of an iconic landmark in Komotini. Its core pillars focus on protecting and highlighting its architectural identity, creating modern uses centered on hospitality and services, attracting new investments, boosting the local economy and creating new jobs.
